  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $4
    - Trash: $20
    - Amenity Fee: $5
    - Pest Control: $3
    - Water: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $10 per pet
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. To complete your approval process, the office team will require a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements.   • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at Texas Street as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at Texas Street! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Each home has a preassigned, reserved parking space in the parking garage on the same floor as their apartment home at no additional charge. Residents may park additional vehicles on a first-come, first-serve basis in the unreserved spaces on each floor or in overflow parking on the fifth floor. Guests may park on the fifth floor or on the street.
  • As a resident, how will I receive packages?

    FedEx, UPS, and Amazon packages are delivered directly to residents' doors. USPS packages will be delivered to your mailbox. If the package is too large to fit in your mailbox, the postal carrier will leave a slip, indicating that you have a package to pick up at the post office.
  • What school district is Marquis at Texas Street in?

    Students at our community attend Dallas ISD schools. Depending on their grade level, students will go to Ignacio Zaragoza Elementary, Billy Earl Dade Middle, or North Dallas High School.
