30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What’s The 704’s pet policy?

    We are a pet-friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted.

    We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario, and Rottweiler.

    All pets must be registered with the office, and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.
  • What are the costs associated with having a pet?

    We understand how important pets are to our residents, and the fees we charge help provide and maintain a pet-friendly community with amenities for these furry, four-legged companions to enjoy. For each pet, a non-refundable $300 pet fee, a refundable $200 pet deposit, and $15 monthly pet rent are required.
  • What are the additional fees on my monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement.

    Additional fees include:
    - Administrative Processing Fee: $4
    - Trash: $30 total, valet trash is $20 and city trash pick up is $10
    - Amenity Fee: $5
    - Pest Control: $2
    - Water: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $15 per pet
    - Additional Parking Permit: If applicable, $20
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval.

    In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements. If you want to review the full requirements prior to applying, please contact the leasing office for a full breakdown.
  • I’ve been approved, what’s next?

    Congratulations and thank you for choosing The 704 as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment.

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.
  • My move-in date is coming up, what’s the move-in process?

    Welcome Home to The 704! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Here are the parking arrangements for our residents:


    - Each lease signer is provided with a permit to park in the parking garage, located behind the security gate. Parking is available on a first-come, first-serve basis.

    - If residents require additional parking permits, they can lease them for $20 per month.

    - Alternatively, residents can choose to reserve a parking space for $100 per month.

    - For guests, please note that they must register with Parking Snap to park on the rooftop in the uncovered spaces.

  • As a resident, how will I receive packages?

    We're happy to share that we have a Luxer Package Room with 24/7 access! All packages will be delivered and stored in this room. Each resident will need a unique code to enter the package room and retrieve their items.
  • What school district is The 704 in?

    Students at our community attend Austin ISD schools. Depending on their grade level, students will go to Joslin Elementary, Covington Middle, or Crockett High School.
