30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change. 

Resident Referral Bonus

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement.

    Additional fees include:
    - Administrative Processing Fee: $5
    - Amenity Fee: $5
    - Pest Control: $2
    - Water, Sewer, Trash, Gas & Common Electric: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account.
    - Pet: If applicable, $35 per pet
    - Detached Garage: If applicable, $125 monthly

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply!

    Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval.

    In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2's to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marq Inverness as your new home! Once approved, our team will call you to talk through what to expect, and we will send a Welcome Home letter with a checklist to complete before moving in.

    Action items include:

    1. Electronically signing your lease.
    2. Setting up your resident portal account.
    3. Paying move-in fees and deposits.
    4. Sending our team confirmation of your utilities accounts and renters insurance.
    5. Setting up your move-in appointment.

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marq Inverness! Before your move-in date, we will ensure that all required action items have been completed as outlined in the Welcome Home letter. We will then set up and confirm a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question! Our community uses ParkM for both guests and residents, and all vehicles must be registered through ParkM.com to park on-site.

    Residents will pay $8 per month, and guests after 6:00 PM will pay $3.

    Residents can reserve garage parking anytime, and garages are $125 per month.

  • As a resident, how will I receive packages?

    We are happy to share that we have a 24/7 access Package Locker System with Luxer One!

  • What school district is Marq Inverness in?

    Students at our community attend Cherry Creek Schools. Depending on their grade level, students will go to Walnut Hills Community Elementary, Campus Middle, or Cherry Creek High School.
