30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $4
    - Valet Trash: $26
    - Amenity Fee: $5
    - Pest Control: $2
    - Water: For our duplexes, townhomes, and lake cottages, water must be set up with the City of Tyler, and residents will be billed based on usage. For apartment homes attached to the main building, water is allocated based on occupancy and will be billed in addition to monthly rent.
    - Pet: If applicable: $25
    - Electric: Based on usage, and residents will need to create a utilities account
    - Detached Garage: If applicable: $75
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. To finalize your approval, the office team will need a copy of each occupant's photo identification and pay stubs or W2's to confirm income requirements.   • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at The Cascades as your new home!

    Once approved, you will receive a “Welcome Home” letter from our team with a checklist to complete before moving in. Action items include:

    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at The Cascades! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Here is some information regarding parking at our apartment community:

    - Some residents have a garage attached to their apartment home.
    - Unassigned parking is available for residents on a first-come, first-serve basis.
    - Residents may lease a detached garage for $75 per month.
    - Guests are welcome to park in designated visitor spaces throughout the community.
  • As a resident, how will I receive packages?

    FedEx, UPS, and Amazon packages are delivered directly to residents’ doors. Small USPS packages will be delivered to your mailbox, and larger packages will be delivered to the leasing office. Our team will let you know when you have a package for pickup in the leasing office.
  • What school district is Marquis at The Cascades in?

    Students at our community attend Tyler ISD schools. Depending on their grade level, students will go to Dixie Elementary, Three Lakes Middle, or Tyler Legacy High School.
