  • What is Brooks on Preston's pet policy?

    We are a pet-friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted.


    We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario, and Rottweiler.


    All pets must be registered with the office, and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.


    Under this question and answer can you add question #2 which is What are the costs associated with having a pet?


    The Answer is : We understand how important pets are to our residents, and the fees we charge help provide and maintain a pet-friendly community with amenities for these furry four-legged companions to enjoy. A non-refundable $400 pet fee is required for one pet, and a $600 non-refundable pet fee is required for two pets. $10 monthly pet rent is also required for each pet.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $5
    - Valet Trash: $25
    - Amenity Fee: $5
    - Pest Control: $6
    - Water: Allocated and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $10 per pet
    - Carport: If applicable, $20
    - Detached Garage: If applicable, $125
  • What do I need to qualify for an apartment?

    We are thrilled to hear that you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After completing your application, you will receive a confirmation email with preliminary approval. To finalize your approval, the office team will require a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements.   • I've been approved, what's next?

    Congratulations and thank you for choosing Brooks on Preston as your new home!

    Once approved, you will receive a “Welcome Home” letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment.

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome home to Brooks on Preston! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Parking is available for residents and guests on a first-come, first-serve basis. Residents may also lease a carport for $20 per month or a detached garage for $125 per month.
  • As a resident, how will I receive packages?

    We're happy to share that we have a Luxer Package Room with 24/7 access! All packages will be delivered and stored in this room, and each resident will need a unique code to enter the package room to retrieve their items.
  • What school district is Brooks on Preston in?

    Students at our community attend Plano ISD schools. Depending on their grade level, students will go to:
    - Bettye Haun Elementary
    - Robinson Middle
    - Jasper High
    - Plano West Senior High School.
