+ What are the additional fees on top of monthly rent?

We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

-Administrative Processing Fee: $4
-Trash: $35, includes valet trash service and City of Houston trash pick up
-Amenity Fee: $5
-Pest Control: $3
-Water: Based on usage and billed in addition to your monthly rent
-Electric: Based on usage and residents will need to create a utilities account
-Pet: If applicable, $20 per pet

+ What do I need to qualify for an apartment?

We’re thrilled to hear you want to apply! Each resident must meet certain criteria including rental, credit and criminal history checks, and employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. In order to make your approval final, the office team will need a copy of each occupants’ photo identification and pay stubs or W2’s to confirm income requirements. + I've been approved, what's next?

Congratulations and thank you for choosing Marquis on Park Row as your new home! Once approved, you will receive a “Welcome Home” letter from our team with a checklist to complete before moving in. Action items include electronically signing your lease, setting up your resident portal account, paying move-in fees and deposits, sending our team confirmation of your utilities accounts and renters insurance, and setting up your move-in appointment.

We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.
