  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $4
    - Trash: $35, includes valet trash service and City of Houston trash pick up
    - Amenity Fee: $5
    - Pest Control: $3
    - Water: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $20 per pet
  • What do I need to qualify for an apartment?

    We're thrilled to hear that you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.

    After you have finished your application, you will receive a confirmation email with preliminary approval. To complete the approval process, the office team will require a copy of each occupant's photo identification and pay stubs or W2's to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis on Park Row as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis on Park Row! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.
    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Parking is first-come, first-served for residents and guests at our community. However, the office must be notified if guests are staying longer than two days.
  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors.
  • What school district is Marquis on Park Row in?

    Students at our community attend Katy ISD schools. Depending on their grade level, students will go to:
    - Schmalz Elementary,
    - Mayde Creek Middle, or
    - Mayde Creek High School.
