30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $4
    - Amenity Fee: $5
    - Pest Control: $2
    - Valet Trash: $30
    - Water: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage. Residents will need to create accounts with Austin Energy
    - Pet: If applicable, $20 per pet
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.

    After you have finished your application, you will receive a confirmation email with preliminary approval. To make your approval final, the office team will require a copy of each occupant's photo identification and pay stubs or W2’s to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Water Marq as your new home! Once approved, our team will call you to talk through what to expect, and you will receive a Welcome Home letter with a checklist to complete before moving in.

    Action items include:
    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment.

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome home to Water Marq! We aim to provide a seamless move-in experience and utilize our package lockers.

    Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. Then, we will send the resident a code to open the locker with their move-in packet and keys.

    Residents can now move in using our loading dock and freight elevator by reservation.
  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    For most residents, parking is first-come, first-serve in our gated parking garage. However, residents in our townhomes receive two reserved spaces within the garage.

    Guests may park in designated spots in our front drive, before the gate in our garage.
  • As a resident, how will I receive packages?

    We're happy to share that we have a Luxer Package Room with 24/7 access! All packages will be delivered and stored in this room. Each resident will need a unique code to enter the package center and retrieve their items. Additionally, carriers also leave packages at residents' doors.
  • What school district is Water Marq in?

    Students at our community attend Austin ISD schools.
