30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What's The Bennet's pet policy?

    We are a pet friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted. We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario and Rottweiler.

    All pets must be registered with the office and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.

  • What are the costs associated with having a pet?

    We understand how important pets are to our residents, and the fees we charge help provide and maintain a pet-friendly community with amenities for these furry four-legged companions to enjoy. A non-refundable $300 pet fee and $20 monthly pet rent is required for each pet.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. The additional fees include:


    - Water, Sewer & Trash: Based on usage and billed monthly along with rent. 

    - Electric: Based on usage. Residents will pay through the City of Austin.

    - Valet Trash: $41.

    - Pest Control: $5.

    - Storage Units: $15-$50 if applicable.

    - Amenity Fee: $15.

    - Admin Processing Fee: $4.

    - Pet: If applicable, $20 per pet.

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. To make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W-2 forms to confirm income requirements. If you wish to review the full requirements before applying, please contact the leasing office for a complete breakdown.
  • I've been approved, what's next?

    Congratulations and thank you for choosing The Bennett as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to The Bennett! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will set up a move-in appointment and elevator reservation, go over where to park your moving truck, and send over our move-in map to help. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thank you for your question! Residents may park in surface parking on a first-come, first-serve basis in unreserved spaces. We do offer a two-story parking garage for $45 per month. Please speak to our team for details.

  • As a resident, how will I receive packages?

    We're happy to share that we have a controlled access package room with 24/7 access. All packages will be stored in this room, and each resident will need a unique code to enter the package center upon registration to retrieve their items.
  • What school district is The Bennett in?

    Students at our community reside within the Austin Independent School District and will attend Landford Elementary School, Bedichek Middle School, and Akins High School.
