30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. 

    Additional fees include: 

    - Administrative Processing Fee: $4.50 

    - Valet Trash: $25 

    - Amenity Fee: $5 

    - Pest Control: $1 

    - Landscaping: $5 

    - Water: Based on number of occupants and billed in addition to your monthly rent

    - Electric: Based on usage and residents will need to create a utilities account 

    - Pet: If applicable, $10 per pet 

    - Detached Garage: If applicable: $100

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.


    After you have finished your application, you will receive a confirmation email with preliminary approval. To make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at Ladera Vista as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at Ladera Vista!

    Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. Following that, we will then schedule a move-in appointment.

    Upon your move-in date, we will provide you with a move-in packet containing need-to-know information. Additionally, we will hand over your keys, allowing you to begin the process of moving into your new home!

  • As a resident, where will I park? What about my guests?

    Thanks for your question! Parking spaces and carports are available for residents and guests on a first-come, first-serve basis. Residents may also lease a detached garage for $100 per month.

  • As a resident, how will I receive packages?

    FedEx, UPS, and Amazon packages are delivered directly to residents' doors. USPS packages will be delivered to the leasing office for residents to pick up during business hours.

  • What school district is Marquis at Ladera Vista in?

    Students at our community attend Austin ISD schools. Depending on their grade level:
    - Elementary school students go to Davis Elementary.
    - Middle school students go to Murchison Middle.
    - High school students go to Anderson High School.
