30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What is 44 South's pet policy?

    We are a pet friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted. We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario and Rottweiler.


    All pets must be registered with the office and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.

  • What are the monthly fees?

    We strive to make our pricing as transparent as possible, and each fee will be clearly stated in your rental agreement:


    - Administrative Processing Fee: $5

    - Water, Sewer and Trash: Based on usage and billed in addition to your monthly rent

    - Pest Control: $5

    - Electric: Based on usage and billed in addition to your monthly rent

    - Pet: If applicable, $20 per pet

    - Reserved Parking: If applicable, $50


    Additional fees that may not be listed and amounts:


    - Valet Trash: $30

    - Technology Fee: $10

  • I've been approved, what's next?

    Congratulations and thank you for choosing 44 South as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters' insurance
    - Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.
  • My move in date is coming up. What's the process?

    Welcome home to 44 South! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter.

    We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thank you for your question! On move-in day, we will assist you in registering your car through registermyplate.com. Once registered, residents are permitted to park anywhere within the community on a first-come, first-serve basis. Additionally, residents have the option to lease a reserved parking space for $50 per month. For guests, parking is available on the first floor of the parking garage outside the gate or in the parking lot behind building 1. Guests must register their car through registermyplate.com every 24 hours, and permits are granted in accordance with the lease agreement. We strongly advise guests not to leave their vehicle until they receive permit confirmation. It is also recommended that guests take a screenshot of the confirmation for their records.
  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors by the respective mail carrier service.
  • What school district is 44 South in?

    Students at our community reside within Austin ISD and will attend the following schools:
    - Galindo Elementary School
    - Bedichek Middle School
    - Travis High School
