  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement.

    Additional fees include:
    - Valet Trash: $27
    - Amenity Fee: $5
    - Pest Control: $5
    - Water and Sewer: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $25 per pet
    - Detached Garage: If applicable, $175
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After completing your application, you will receive a confirmation email indicating preliminary approval.

    To finalize your approval, the office team will require a copy of the photo identification and pay stubs or W2 forms for each occupant to confirm income requirements. If you wish to review the full requirements before applying, please contact the leasing office for a complete breakdown.
  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis on Edwards Mill as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis on Edwards Mill!
    Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Here's some information about parking in our community:

    - Each resident receives a permit to park in any uncovered, unassigned spaces throughout the community.
    - Some residents will have a garage attached to their apartment home.
    - Residents may also lease a detached garage for $175 per month.
    - Guests may park in designated visitor spaces.

  • As a resident, how will I receive packages?

    Most packages will be delivered directly to the residents' door. If a package is delivered to the office, it will be scanned in using our package tracking system, Notifii. A text/email notification will then let the resident know that there is a package ready for pick up in the office.
  • What school district is Marquis on Edwards Mill in?

    Students at our community attend the Wake County Public School System. Depending on their grade level, students will go to Stough Elementary, Daniels Middle, or Broughton High School.
