  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


    - Trash: $25

    - Amenity Fee: $5

    - Pest Control: $5

    - Water and Sewer: Based on usage and billed in addition to your monthly rent

    - Electric: Based on usage and residents will need to create a utilities account

    - Pet: If applicable, $30 per pet

    - Reserved Parking Space: If applicable, $20

    - Garage: If applicable, $85

    - Storage Room: If applicable, $50

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.

    After you have finished your application, you will receive a confirmation email with preliminary approval. To make your approval final, the office team will need a copy of each occupant's photo identification, as well as pay stubs or W-2s to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis on Cary Parkway as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis on Cary Parkway! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Here is some information regarding parking in our community:

    - Each resident receives a permit to park throughout the community on a first-come, first-serve basis.
    - Residents have the option to lease a reserved parking space for $20 per month.
    - Residents can also lease a garage for $110 per month.
    - Guests are kindly requested to park in designated visitor spaces.

  • As a resident, how will I receive packages?

    FedEx, UPS, and Amazon packages are delivered directly to residents' doors. Small USPS packages will be delivered to the mail center.
  • What school district is Marquis on Cary Parkway in?

    Students at our community attend Wake County Public School System. Depending on their grade level, students will go to:
    - Morrisville Elementary
    - West Cary Middle
    - Cary High School.
