  • What's Marquis Ellis Crossing's pet policy?

    We are a pet friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted. We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario and Rottweiler.


    All pets must be registered with the office and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.

  • What are the costs associated with having a pet?

    We understand how important pets are to our residents, and the fees we charge help provide and maintain a pet-friendly community with amenities for these furry four-legged companions to enjoy. A non-refundable $300 pet fee for your first pet, but there is no pet fee for your second pet, $25 monthly pet rent is required for each pet.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Pest Control: $5
    - Trash: $29
    - Amenity Fee: $5
    - Water: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account with Duke Energy
    - Pet: If applicable, $30 per pet. $350 pet fee (non-refundable) for the first pet, $500 pet fee (non-refundable) for two pets.
    - Detached Garage: If applicable, $150
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2's to confirm income requirements.   • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis Ellis Crossing as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis Ellis Crossing! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    Parking is first-come, first-serve for residents and guests at our community. We just ask that guests leave front row parking available for residents.

    Residents may also lease a detached garage for $100 - $150 per month.
  • As a resident, how will I receive packages?

    We are delighted to announce that we have implemented a Package System with 24/7 access. FedEx, UPS, and Amazon packages will be delivered to and stored in a designated room. Each resident will be required to enter a unique code to gain access to the package room and retrieve their items. As for USPS packages, they will be delivered directly to your mailbox.
  • What school district is Marquis Ellis Crossing in?

    Students at our community attend Durham Public Schools. Depending on their grade level, students will go to:
    - Spring Valley Elementary
    - Shepard Magnet Middle School
    - Hillside High School
