30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $4
    - Valet Trash: $25
    - Amenity Fee: $5
    - Pest Control: $2
    - Water and Gas: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $35 per pet
  • What do I need to qualify for an apartment?

    We are thrilled to hear that you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. Once you have completed your application, you will receive a confirmation email with preliminary approval. To finalize your approval, the office team will require a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements. If you would like to review the full requirements before applying, please contact the leasing office for a complete breakdown.
  • I've been approved, what's next?

    Congratulations and thank you for choosing The Marq at Ridgegate as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment.

    We will stay in contact with you throughout this process and are available to answer any questions you may have to make your move as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to The Marq at Ridgegate! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Here's the parking information for our residents and guests:

    Resident Parking:
    Each household will receive one reserved space in our parking garage. The garage is located behind the security gate and residents can access it easily.

    Guest Parking:
    Guests have the option to park on the top floor of the parking garage within the gated area. They can also utilize street parking, which is available to them.

    If you have any further questions regarding parking, please don't hesitate to ask.
  • As a resident, how will I receive packages?

    We are pleased to announce that we now have a Luxer Package Room with 24/7 access! All packages will be delivered and stored in this dedicated room. Each resident will be assigned a unique code to enter the package room and retrieve their items.
  • What school district is The Marq at Ridgegate in?

    Students at our community attend Douglas County Schools. Depending on their grade level, students will go to Eagle Ridge Elementary, Cresthill Middle, or Lone Tree High School.
