  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $12
    - Valet Trash: $28
    - Amenity Fee: $5
    - Pest Control: $3
    - Water and Sewer: Allocated and billed in addition to your monthly rent
    - Electric and Gas: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $35 per pet
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After completing your application, you will receive a confirmation email with preliminary approval. To finalize your approval, the office team will require a copy of each occupant's photo identification, as well as pay stubs or W-2's to confirm income requirements.   • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis Castle Pines as your new home! Once approved, you will receive a “Welcome Home” letter from our team with a checklist to complete before moving in.

    Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis Castle Pines!

    Before your move-in date, we will ensure that all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

    On your move-in date, we will give you a move-in packet containing need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Here's the parking information for our community:

    - Residents with a garage have two parking spots: one inside the garage and one in front of it.
    - Residents without a garage will receive one assigned numbered parking space.
    - Unassigned parking spaces throughout the community are available on a first-come, first-served basis for residents with additional vehicles and guests.
  • As a resident, how will I receive packages?

    We are excited to announce that we now have a Luxer Package Room available with 24/7 access! This room will serve as a secure location for all package deliveries and storage. To retrieve their items, each resident will be provided with a unique access code for the package room.
  • What school district is Marquis Castle Pines in?

    Students at our community attend Douglas County School District schools. Depending on their grade level, students will go to Timber Trail Elementary, Rocky Heights Middle, or Rock Canyon High School.
