  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement.
    Additional fees include:
    - Administrative Processing Fee: $4
    - Trash: $4
    - Amenity Fee: $5
    - Pest Control: $0.98
    - Water: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $35 per pet
    - Attached Garage: If applicable, $85
    - Detached Garage: $65
    - 2.3% Sales Tax
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.

    After you have finished your application, you will receive a confirmation email with preliminary approval. In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis Sonoran Preserve as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis Sonoran Preserve!

    Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    Parking is available for residents and guests on a first-come, first-serve basis in any uncovered parking spaces throughout the community.

    Select apartment homes come with an attached garage, detached garage, or covered parking space.
  • As a resident, how will I receive packages?

    We are delighted to announce that we now have a Luxer One Package Room with 24/7 access! All packages will be delivered and stored in this room. Each resident will be provided with a unique code to enter the package room and retrieve their items.
  • What school district is Marquis at Sonoran Preserve in?

    The students at our community attend the Deer Valley Unified School District.
