We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $4.50
    - Trash: $10
    - Amenity Fee: $5
    - Pest Control: $2
    - Water and Sewer: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $35 per pet
    - Parking: If applicable, $150
    - 2.3% Sales Tax
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. To make your approval final, the office team will require a copy of each occupant's photo identification and pay stubs or W2's to confirm income requirements.   • I've been approved, what's next?

    Congratulations and thank you for choosing Azure Creek as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Azure Creek! Before your move-in date, we will ensure all required action items have been completed, as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, you can park in the future resident parking spaces, and you can call us upon your arrival. We will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in.
  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    Every resident is assigned one reserved covered carport space.

    All uncovered parking spaces are first-come, first-serve, and guests or residents with more than one vehicle may park in these spaces.

    Residents may also lease a detached garage for $100 per month.
  • As a resident, how will I receive packages?

    We are pleased to announce the availability of our Luxer Package Room, which grants 24/7 access. All incoming packages will be securely delivered and stored in this dedicated room. In order to retrieve their items, each resident will be assigned a unique code for entry into the package room.
  • What school district is Azure Creek in?

    Students at our community attend Cave Creek USD schools. Depending on their grade level, students will go to Willow Elementary, Sonoran Trails Middle, or Cactus Shadows High School.
